Revo vs. Movala vs. Water Street by the Park
Which one is best for an end-user, an investor, or a downsizer (2026)
Kelowna has a few “big name” projects that people keep comparing. The truth is: they’re built for different lifestyles, so the “best” one depends on what you want.
This guide compares Revo, Movala, and Water Street by the Park in Kelowna.
Quick comparison table (simple)
| Project | Best for | Location vibe | Building size | Biggest “win” | Biggest “watch-out” |
|---|---|---|---|---|---|
| Revo | First-time buyers + budget-friendly end-users | Central / Capri-Landmark | ~240 homes, move-in 2026 | Strong amenities + “smart building” feel | Smaller units; not a lake/downtown vibe |
| Movala | Downsizers + luxury end-users | South Pandosy / near Gyro Beach | 322 homes, 10 & 14 storeys, spring 2026 | True resort-style living near the lake | Likely higher price + higher monthly costs |
| Water Street by the Park | Downtown end-users + lifestyle investors | Downtown / next to City Park | 3 towers, up to 42 storeys, 650 homes, 2026 | Downtown walkability + big “Deck” amenities | Downtown noise/traffic; premium pricing |
The short-term rental (Airbnb) truth in 2026
Before we talk “investor,” we have to be clear:
In Kelowna, short-term rentals are generally tied to your principal residence (your main home). The City defines that as living there at least 240 days per year, and you need licensing.
B.C.’s rules also limit short-term rentals to a host’s principal residence (plus one suite or ADU on the same property in many places).
Plain English: If you’re buying a condo to run as a full-time Airbnb and you won’t live there, that plan usually doesn’t work.
1) Revo: best “value + lifestyle” mix for most end-users
What it is
Revo is a “smart community” style project at 1280 Sutherland Ave with about 240 homes and a move-in target of 2026.
Why people choose it
-
Strong amenity package (rooftop terrace, gym, wellness areas, coworking, green space/gardens).
-
Lots of tech-forward features (digital keys, parcel delivery systems, app-based concierge style tools, etc.).
-
Often a better fit for buyers who want central Kelowna and don’t need “lakefront energy.”
Pros (good)
-
Usually the easiest entry point of the three (more “normal person” pricing).
-
Great for people who work hybrid or from home (coworking helps).
Cons (watch-outs)
-
Units can feel smaller. This is more “smart layout” than “big space.”
-
Not the same luxury lake + beach feel as Movala.
Best for: end-users who want value + location + amenities, and investors who want long-term rental demand (not Airbnb).
2) Movala: best for downsizers who want the lake lifestyle
What it is
Movala is a luxury condo + townhome project at 3340 Lakeshore Rd near Boyce-Gyro Beach Park in South Pandosy. It’s marketed as 322 homes, with 10- and 14-storey towers and an estimated completion around spring 2026.
Why people choose it
This one is about lake life + resort living:
-
Infinity pool, hot tub, saunas, cabana vibe, fitness/yoga, business hub, wine cellar/private dining, even a golf simulator (as advertised).
Pros (good)
-
Best overall for “I want to downsize but upgrade my lifestyle.”
-
South Pandosy is one of the most loved areas for walkability and day-to-day life.
Cons (watch-outs)
-
More luxury usually means higher buy-in price and higher monthly costs (strata, insurance, amenities).
-
Pre-sale timelines can move.
Best for: downsizers and luxury end-users who want the lake area and don’t mind paying for it.
3) Water Street by the Park: best for downtown living (and views)
What it is
A major downtown project next to City Park near Okanagan Lake. It’s a 3-tower project, up to 42 storeys, with about 650 homes, and it’s listed as completed in 2026 (with phases delivered / move-in ready noted by the developer site).
Why people choose it
It’s the “downtown statement” option:
-
Big amenity deck with pool/hot tubs, gym/yoga, sauna/steam, golf simulator, dog run, and more (as described).
-
Downtown walkability. You can live more “car-light.”
Pros (good)
-
Best for people who want downtown energy and don’t want to drive everywhere.
-
Strong option for long-term rental demand (professionals, couples, downsizers who want downtown).
Cons (watch-outs)
-
Downtown can mean noise, traffic, events, and busier streets.
-
Often a premium price compared to central projects.
Best for: end-users who want downtown, and investors focused on long-term tenants (again, not full-time Airbnb).
My simple picks (best for each type)
Best for end-users (most people)
Revo if you want value + amenities + central living.
Water Street if you want downtown walkability and views.
Best for investors (2026 rules in mind)
Revo = often best “numbers” for long-term rentals (lower entry + strong renter features).
Water Street = premium long-term rental option downtown (higher entry, but strong lifestyle demand).
Best for downsizers
Movala for lake lifestyle + resort amenities.
Water Street if you want to be downtown and walk everywhere.
What I’d ask you in 60 seconds (so we choose the right one)
-
Do you want quiet or busy?
-
Are you okay with higher monthly strata for better amenities?
-
Are you investing for long-term rent (safe) or counting on Airbnb (usually not safe)?
