Tower Ranch

Where Tower Ranch is

Tower Ranch sits on the hillside above Rutland and the Ellison bench, northeast of downtown Kelowna. Most homes look west over the fairways to the city, the lake and the valley. You're roughly 10 minutes from Kelowna International Airport and UBC Okanagan, and 15 to 20 minutes from downtown.

One thing I clear up early with buyers: Tower Ranch is not a gated community. It's an open master-planned neighbourhood with city streets, built around a golf course.

How it came together

The land was the Tower family's ranch. Stan Tower spent years planning a golf community here, and the original nine holes opened in 1997. Canadian architect Thomas McBroom redesigned and extended it to a full 18 in 2008, and the community grew around the course from there.

The freehold homes have been built by Emil Anderson Properties with Dilworth Homes. Their 10th and final phase, 18 homesites, was released in November 2023. Next to it, Parkbridge built Solstice at Tower Ranch, a land lease community of single-family homes and townhomes.

The golf course and clubhouse

Tower Ranch Golf Club is a semi-private, 18-hole McBroom course open to the public. Score Golf named it one of the top three new courses in Canada in 2009, and the PGA of BC voted it the top course in Kelowna in 2013. It plays hilly; expect to take a cart.

The clubhouse at 1855 Tower Ranch Blvd has the pro shop, a fitness centre, a restaurant and a patio with one of the best views in the city. Residents get access to the fitness and social spaces.

Parks and trails

Tallgrass Park, the City's neighbourhood park with a playground and plaza, sits in the middle of the community. Tower Ranch Mountain Park and its trail network run along the upper edge, and the trails connect toward Black Mountain.

Freehold vs leasehold at Tower Ranch

The first question I ask Tower Ranch buyers is which side of the street they're shopping. Same golf course, same views, three different ownership structures, and the price gap between them is real.

  • Tower Ranch freehold: you own the house and the land. Built by Emil Anderson Properties and Dilworth Homes. Mostly walkout ranchers and two-storeys on Tower Ranch Blvd, Kentucky Cres and area.
  • Solstice at Tower Ranch: you own the home and lease the land from Parkbridge. Single-family ranchers and townhomes on Tower Ranch Dr and Summer Cres, with a monthly land lease plus small strata and maintenance fees.
  • North Pointe on 18: strata walkout ranchers along the 18th fairway at 1836 Tower Ranch Blvd, built about 2014 to 2016.

How I explain Solstice to buyers

Solstice is a smart way into Tower Ranch for a lot less money up front. You buy the home, Parkbridge owns the land, and you pay a monthly lease instead of financing the lot. Recent listings show 99-year lease terms, clubhouse access, and two pets allowed.

It's a private land lease through Parkbridge, not First Nations leasehold. The questions to cover before you write an offer:

  • Remaining lease term and how the lease payment can change
  • Your lender: not every bank finances land lease the same way, so get pre-approved with one that does
  • Rental rules: long-term rentals need Parkbridge approval
  • Resale: your future buyer needs a lender comfortable with land lease too, so price and timing expectations should reflect that

I walk every Solstice buyer through the lease document line by line. That's where the value is, and it's where most of the confusion comes from.

Home types and price ranges

Tower Ranch runs from the high $500s to over $1.2M, and ownership type explains most of the spread. These are recent asking prices from MLS listings (2025 to 2026), not sale prices.

  • Solstice (land lease): 2 to 4 bed ranchers with walkouts, 1,560 to 2,800 sq ft, built 2017 to 2022. About $580K to $835K.
  • North Pointe on 18 (strata): 3 bed walkout ranchers, 2,300 to 3,000 sq ft, built 2014 to 2016. About $900K to $950K.
  • Freehold detached: 3 to 4 bed walkout ranchers or two-storeys, 2,800 to 3,000+ sq ft. About $1.05M to $1.25M.

What moves value here: which fairway you back onto, how much lake you see from the main floor, and whether the primary bedroom is on the main. A main-floor primary with an unobstructed lake view is the home everyone's looking for.

Who Tower Ranch suits

  • Relocating buyers who fly a lot. You're about 10 minutes from YLW. For people splitting time between Kelowna and Calgary, Vancouver or Edmonton, that matters more than being downtown.
  • Downsizers who still want a house. Main-floor living, a walkout for family visits, and a small yard. Solstice gets you there for less cash than most freehold options in Kelowna.
  • Golfers. You live on one of the best courses in the valley, and the clubhouse becomes your gym and patio.
  • UBCO and airport-area professionals. Short commute without living in a condo.

Who it doesn't suit: anyone who wants to walk to coffee or groceries. Tower Ranch is a driving neighbourhood, and the hill is steep in winter.

Tower Ranch FAQ

Is Tower Ranch a gated community?

No. Tower Ranch is an open, master-planned golf course neighbourhood with public streets. It gets grouped with gated golf communities online, but there's no gate.

What's the difference between Tower Ranch and Solstice at Tower Ranch?

Tower Ranch freehold homes include the land. Solstice homes are owned, but the land is leased monthly from Parkbridge. Same golf course and views, a lower purchase price at Solstice, and a monthly lease payment on top.

Can I get a mortgage on a Solstice home?

Yes, but not every lender does land lease financing on the same terms. Get pre-approved with a lender who knows land lease before you shop. I can connect you with ones who do.

Are there still new homes for sale at Tower Ranch?

Both builders have released their final phases. Most buying today is resale, with occasional remaining builder inventory.

Is Tower Ranch an adult or 55+ community?

The freehold side has no age restriction. Solstice has been marketed as an adult lifestyle community, so confirm the current rules for any home you're considering.

How far is Tower Ranch from the airport and downtown?

About 10 minutes to Kelowna International Airport and UBC Okanagan, and 15 to 20 minutes to downtown Kelowna.

Do I have to golf or join the club to live there?

No. Many owners never golf. Residents get access to the clubhouse fitness and social spaces; confirm exactly what's included for the home you're buying.
