Sage Creek: 45+ Leasehold Homes in West Kelowna

If you are thinking about downsizing in the Okanagan, Sage Creek is worth a closer look. This gated 45+ community offers single-level homes and a clubhouse in West Kelowna. It sits on Westbank First Nation land near Two Eagles Golf Course, shops and dining. The community’s sales office is at 2084 Elk Road.

I help buyers compare the homes and understand the costs that come with leasehold ownership. The layout matters. So do the lease, monthly payments and community rules. Here is what the records show and what to check for the home you choose.

Homes, Sizes and Historical Prices

I reviewed 41 Sage Creek listing records in the project’s Central Okanagan MLS files. Some records cover the same home more than once. These figures describe the homes in that sample, rather than every home in the community.

• Bedrooms: 2 to 3. Some homes also have a den.
• Full bathrooms: 1 to 2.
• Living space: 1,040 to 1,601 square feet.
• Lot size: about 3,920 to 7,841 square feet where the records include a positive lot size.
• Historical sale prices: CAD $500,000 to $775,000 across 14 sales from May 2024 through April 2025.

Those sale prices are a dated reference, not today’s asking prices or a value estimate for your home. Layouts, garages, updates and outdoor space vary. The community’s published plans include the 1,250-square-foot Raven and the 1,520-square-foot Eagle. Check each listing and floor plan for the home’s actual features.

Location and Everyday Living

Sage Creek is in the Westbank Centre area of West Kelowna. Two Eagles Golf Course is across the road. Shops, restaurants, Okanagan wineries and lake access are nearby.

When I help you compare homes, I look beyond the bedroom count. We can review the entry, room layout, garage and yard against how you want to live. Single-level living can be useful, but access and features still need a check at each home.

Clubhouse and Amenities

The clubhouse gives residents space to meet, exercise and take part in community activities. The official website and saved clubhouse guidelines describe:

• A fitness room for residents.
• A library and games space.
• Pool tables, shuffleboard and table tennis.
• A kitchen, party and meeting space.
• BBQ facilities and a porch or patio.
• An indoor fireplace and outdoor fire pits.

Guests must be accompanied. The fitness room is for residents only. Room bookings and events follow the clubhouse rules. Check current access and booking terms with management.

Shared amenities do not mean every part of your yard is maintained for you. Review the home’s lease and community rules for your upkeep duties.

How Leasehold Ownership Works at Sage Creek

You buy the home with rights to use the land under its lease. The lease sets out the term, payments and duties. I help you gather the documents so you can review them with your lawyer and lender before you commit.

Sage Creek has separate headleases for Phases 1–6 and Phase 7. Barry Porrelli’s February 2026 Westbank First Nation development guide lists April 24, 2105 for the earlier phases and June 30, 2143 for the last phase. The Phase 7 headlease also lists June 30, 2143.

These are reference dates. Your lawyer should confirm the lease and any changes that apply to the specific home. Porrelli’s library warns that its copies may not include the latest amendments. The remaining term, transfer approval and financing all deserve a property-specific review.

Monthly Payments and Other Costs

The saved 2026 resale instructions state a monthly payment of $625 for new buyers, regardless of the previous owner’s payment. They also state that the payment may change each year. Ask management to confirm the amount in writing for your purchase.

Budget for property taxes, utilities, insurance and home and yard upkeep. The resale instructions also describe water and sewer setup through Westbank First Nation and separate garbage service. Confirm what the monthly payment covers and which bills you pay separately.

A prepaid headlease does not mean the home has no ongoing lease or community payments. I help you identify those costs so you can compare Sage Creek with other Okanagan options.

Age, Pets, Rentals and Buyer Approval

The saved rules and resale documents give buyers a useful starting point:

• Age: Sage Creek is a 45+ community. Management approval is required. Confirm how the rule applies to all occupants before an offer is accepted.
• Pets: the November 2025 rules allow up to two pets with prior written approval. They include breed and behaviour restrictions. Pets are not allowed in the clubhouse and must be leashed outside the home or fenced yard. I found no dog weight limit in the rules reviewed; confirm approval for your pets with management.
• Rentals: the 2026 resale instructions prohibit short- and long-term rentals. The November 2025 rules also prohibit short-term rentals and require permanent occupants to be named on the sublease.
• Guests: the saved rules limit visits by unnamed guests to three weeks.
• Changes: exterior and landscaping changes may need approval.

These points come from dated documents. Ask management for the current rules and written approval that applies to your purchase.
